Home prices vary significantly by location, property type, lot size, age, condition, and school zoning. In July 2026, the Greater Houston median single-family sales price was $340,000, but prices may be substantially higher in areas such as Memorial, Bellaire, River Oaks, and Upper Kirby and more moderate in portions of Pearland, Friendswood, Clear Lake, Manvel, and other suburban communities. Review recent comparable sales within the specific neighborhood instead of using the regional median to estimate an individual home’s value.

How do property tax rates vary across Greater Houston?

Property-tax rates vary because each property may be taxed by a different combination of county, city, school district, community college, MUD, and other special districts. Two similarly priced homes in neighboring communities can therefore have different annual tax bills. Request the property’s current tax statement, exemptions, assessed value, and total combined tax rate before purchasing. Texas does not have a single statewide property-tax rate. School assignments are based on the property’s exact address, and attendance boundaries can change. Which Greater Houston neighborhoods offer the best commute?

The most convenient neighborhood depends on where and when you travel. Memorial and nearby west Houston communities provide access to the Energy Corridor; Bellaire and portions of Pearland offer routes toward the Texas Medical Center; Upper Kirby and River Oaks are convenient to major Inner Loop destinations; and Clear Lake provides access to the Bay Area and Johnson Space Center. How do I check a property’s flood risk and flood history?

Begin by entering the property’s address into the official FEMA Flood Map Service Center, but do not rely on the FEMA designation alone. Review the seller’s disclosure, prior flooding or insurance claims, drainage conditions, elevation information, nearby waterways, and available county flood-control maps. Buyers should also obtain an insurance quote during the option period because flood exposure and insurance costs can vary from one property to another.

Do I need flood insurance if a home is not in a designated flood zone?

A mortgage lender may not require flood insurance for a property outside a FEMA-designated high-risk area, but flooding can occur outside mapped flood zones. Standard homeowners insurance generally does not cover flood damage, and FEMA states that flood insurance is available to eligible property owners outside high-risk areas.
